Tiny Modular Home Investment Opportunity:

We are seeking a limited number of investors, each with a minimum of $25k, to expand this business.  The funds will be used to purchase choice real estate, install tiny houses or glamping units, and then to go public with a Regulation A+ stock offering in approximately 24 months.   

 

The business is simple to conceptualize. We build and operate high-end rentable “African Safari” style treehouses, yurts tiny houses, and safari tents in choice, temperate locations.   We are concentrating on the Southeast, from Texas to Virginia.  Rents are high and expenses are low.  The investment is backed by the real estate.

 

Based on our experiences, these “glamorous camping / glamping” units pay for themselves in less than one year.  We rent them via AirBNB, VRBO, and other similar sites.  As background, the number one rented and requested property on AirBNB is a treehouse in Atlanta, Ga. That rents for $400+ per night and is fully booked for at least a year now.  In a strange synchronicity our structural engineer did the engineering work for this property. 

 

The cost of the rental unit is $40k or less, so as you can see, the ROI is significant.  The ROI that we commit to on any investment is 50%. (Disclaimers apply of course).  The investment is secured by real property and hard assets.  The initial format of the investment is 1) a loan at 10% simple interest, 2) plus a percentage of the rental revenues and 3) a right of first refusal to participate in the Regulation A+ IPO.

Western North Carolina - $200k to purchase 5 acres and install both glamping and tiny houses. BR AirBNB.  Investors will receive title to their piece of land and a share of the entity and overall revenue.  Located between Asheville and Boone, this is a gorgeous view property near Lake Lure. (Where I currently reside).  

Downtown Pensacola - $200k to purchase a 1250 SF existing home with the right zoning and lot size to turn it into a 4 BR AirBNB.  This property is located within a walk or bike ride to Palafox Street, the Pensacola Yacht Club, numerous marinas, and the new Blue Wahoo Semi-Pro Baseball Stadium.   With 4 rentable bedrooms, and in this desirable area, we project a monthly rental income of approximately $5,000 per month and fast doubling of value.  (This is a For Sale By Owner property). 

4 BR House + 4 Deepwater Slips on Destin Harbor for $750k.   This is an incredibly unique opportunity because houses and docking on the Destin Harbor are frankly “unavailable”.   Rental income would be projected using $150/night/bedroom and 25+ days/month and 8 months of ‘season’.  The four boat slips would rent for $900 a month each.  We believe that with the tiny house additions, this property can ‘carry the note +50%” and the long term appreciation will lead to a doubling of the value of the property in 6 years or so.

1.8 Acres and 300’ of Waterfront on East Bay in Navarre, Fl.  This property was found while researching lots or rental properties that have a dock that can handle a 50’ boat.  (Note: there was only one property found between Panama City Beach and Pensacola that have a similar configuration).  At 1.8 acres this property can handle as many rental bedrooms as we can put on it, and easily up to eight ‘long term wet slip storage’ for larger boats.  Interestingly only two lots away is a PUD with very high density.
